Washers and dryers in rental properties live a different life from washers and dryers in private homes. They run more often. They run for many people. They run with less notice when something is going wrong.
If you manage an apartment building or a set of rental units, washer and dryer repair shows up often. Here is how to think about it.
Shared laundry vs in-unit laundry
The first question is whether the units have shared laundry rooms or in-unit laundry. The repair process is similar, but the access and scheduling are different.
Shared laundry rooms usually need a building manager or resident manager to grant access. The repair window can be flexible because no single tenant is waiting.
In-unit laundry is the opposite. The tenant has to be reached, the access window has to be confirmed, and the visit happens in their kitchen or laundry closet.
Common washer problems
Most washer problems in rental units fall into a small set of categories:
- Not draining (often a clogged drain pump or hose)
- Not spinning (often a lid switch or drive belt)
- Not starting (often a control issue or door lock)
- Loud noise during spin (often a worn bearing or shock absorber)
- Water leak (often a drain hose or pump seal)
- Error code on the display

Common dryer problems
Dryers fail in patterns too:
- Not heating (often a heating element or thermal fuse)
- Drum not turning (often a drive belt or motor issue)
- Long drying times (often a vent line or thermistor issue)
- Burning smell (almost always vent or lint related)
- Shutting off early (often a thermal sensor)

Vent lines and safety
A clogged dryer vent is a fire risk. We mention it because property managers should keep vent line cleaning on a regular schedule, not just when something goes wrong. We assess vent lines where accessible during a dryer visit and document our findings.
Why a clear scope matters for laundry repair
Washer and dryer parts come in different price ranges. A drain pump is one price. A control board is another. A heating element is in the middle.
A written estimate before work tells the property manager which part is being replaced and why. This is especially important when the appliance is older. Sometimes the right answer is to replace the unit instead of the part. We will say so directly in the estimate.
Apartment building workflow
For apartment buildings with multiple units, the workflow is the same as for a single unit, but coordinated:
- The property manager sends a list of units with laundry issues.
- We coordinate access in order, one unit at a time.
- Each unit gets its own diagnosis, written estimate, and approval.
- Each repair is documented with photos and a clear invoice.
This works for buildings with four units or with forty. The pace changes. The structure does not.
Documentation across multiple units
When several units in the same building have laundry issues, documentation matters even more. Each invoice should be tied to a specific unit and appliance, not just the building. A year later, the property manager should be able to look up the laundry repair history for unit 12 without rebuilding the story.
Where this happens most
We see washer and dryer issues across nearby Los Angeles neighborhoods. West Hollywood and Mid-Wilshire have a lot of mid-century in-unit laundry. Koreatown and Mid-City have many shared laundry rooms in larger buildings. Hollywood and Melrose have a mix of both.
Vertex Appliance Repair is based in West Hollywood and serves these areas, when within service range, with the same workflow on every visit.
The 90-day warranty
The completed repair and the installed part are covered by a 90-day warranty. For washers and dryers used by many tenants, this is a real protection. If the same repair fails inside the window, we come back.
